Loans for property improvement

Bridging loans to improve your property are available in amounts from £100,000. Normally we would expect you to complete the work and repay the loan within 6 months. Loans may be arranged for companies, partnerships and individuals.

To qualify for these loans the intended work should be largely non-structural, though conservatories and garden room extensions are permitted. Works may often comprise new kitchens, bathrooms, re-wiring, new plumbing and decoration.

The cost budget should be less than 15% of the current value of the property and we would expect the value, once the improvements have been completed, to increase by more than the cost of the work undertaken. If your project is more involved than this it may be worth considering one of our development loans.

In addition you will need to pay for a valuation, our legal costs and an arrangement fee/administration charge. Please note all bridging facility valuations will be based on valuations assuming an exchange of contracts for the sale of the property within 90 days.
